Take Notice That Owners’ Gathering And 2017 Annual General Meeting Will Be Held At the Club House, Bay View Villas Condominium, 7th Mile, Teluk Kemang, 71050 Port Dickson,
On Saturday, 2nd Day of December, 2017 At 11.00 A.M.
AGENDA
  1. Welcoming address by Hon. BVVC JMC Chairman.
  2. To confirm the Minutes of the last Annual General Meeting held on Saturday, 10th day of December, 2016.
  3. To approve and adopt the Audited Maintenance Account And Sinking Fund Account for year ended 31st December 2016.
  4. To authorize JMC to appoint Auditors to audit the Maintenance Account And Sinking Fund Account for the year ending 31st December 2017.
  5. To approve collection of Sinking Fund of RM25.00 per month per unit until next Annual General Meeting.
  6. To approve collection of Maintenance Charges at the rate of 20 Sen per sq. feet until next Annual General Meeting.
  7. The Liquidators to update the status of the application for Strata title / formation of Management Corporation.
  8. To discuss Any Other Business or Resolution of which notice should reach the Management Office and also acknowledged by the Resident Manager by 4.30 p.m., Friday, 24th November, 2017.

Note:
i) All BVVC proprietors are entitled to attend the meeting but only those who have fully settled Maintenance Charges, Sinking Fund and Other Out-goings up to 30th June, 2017 shall be eligible to appoint a proxy, propose and/or vote on any resolution at the meeting.
ii) The instrument appointing a proxy, shall be in writing under the hand of the nominator or if such nominator is a corporation, under the common seal, or the hand of its officer. [Proxy form is attached.)
 iii) The instrument appointing a proxy must be deposited at the Management Office, Bay View Villas Condominium, 7th Mile, Jalan Pantai, Teluk Kemang, 71050 Si Rusa, Port Dickson. not less than forty-eight (48) hours before the time fixed for holding the meeting.

CHAIRMAN’S MESSAGE
Dear Owners,

Greetings from the Joint Management Committee with best wishes to each and every one of you. You would have noticed the many changes which have taken place over the years since the inception of JMB Bay View Villas in 2008. As promised during the early days under the stewardship of the then Chairman Dr. Chong Yee Wah, the JMB had promised to do its best to restore the building blocks to its original condition after the sad turn of events prior to 2008.

The painting of the blocks, the swimming pool repairs due to severe leakages, the restoration of full service lifts, the repair and servicing of its major pumps, the upgrading of its fighting equipment, the replacement of broken doors, the upgrading of its common area facilities such as the washrooms, office areas and garbage rooms, the plugging of roof top leaks are just some of the many huge responsibilities shouldered by the JMB over the 9 years.

The sustainability of the sprawling building blocks consisting of 500 units is indeed a challenge and these are no easy tasks and may I add that without the remarkable team spirit shown by the JMB committee members, all these changes that have taken place would not have been possible. Sustaining and keeping the momentum going is no easy task and it must be a joint responsibility. I thereby humbly ask as many of you to attend the next AGM to lend your support to the committee and participate in making Bay View Villas as part of your long-term investment. The JMC is looking for members and volunteers to help provide advice and guidance for its future endeavors. As many of you may also be aware, strata titles are being applied for and some of you have successfully received them and a new Management Corporation will be set up in the next few months.

As the current Chairman of JMB Bay View Villas, I sincerely hope, many of you will come forward during the AGM to offer your services and the present committee members will help you familiarize with the exciting developments taking place at Bay View Villas.

STRATA TITLE – CHAIRMAN’S MESSAGE

Dear BVVC Owners,

PLEASE NOTE THAT THE INITIAL GRACE PERIOD TO PAY A SUM OF RM2,800.00 BEING LIQUIDATORS’ ADMINISTRATION  CHARGES FOR STRATA TITLE WAS TILL 15/06/2016. 

UPON JMB’S REQUEST, KPMG HAS AGREED TO EXTEND THE DATELINE TILL 15/09/2016 AND, THEREAFTER, THE ADMINISTRATION CHARGES WILL INCREASED FROM RM2,800.00 TO RM3,300.00 OR MORE WITHOUT FURTHER NOTICE. PLEASE NOTE YOU HAVE LESS THAN 30 DAYS TO ACT TO SAVE SOME MONEY.

PLEASE TAKE ADVANTAGE OF THE NEW DATELINE TO PAY LIQUIDATORS’ ADMINISTRATION CHARGES FOR STRATA TITLE AT THE SAME RATE.

Good News !! Strata Titles Finally Arrived ....

i)  The strata titles dated 10 June 2015 for BVV have been issued by the Department of Lands and Mines, Negeri Sembilan. Our liquidator KPMG has collected the titles from the Land Office in November 2015.  They are now sorting the titles to correspond with the individual units   and updating owners’ last known addresses to issue the notices.

ii)    KPMG will be writing to all BVV owners to execute the Memorandum of Transfer (“MOT”) in due course ; in the month of January 2016. The owners will be given a period of about 6 months to come forward and sign the MOT so that the Management Corporation can be called in 2016 itself.

iii)    KPMG will execute the MOT and release the strata title in favour of the beneficial owners and issue the undertaking, where necessary, subject to the payment of RM2,800.00 (Ringgit Malaysia: Two Thousand Eight Hundred)  being our administrative charges and costs incurred on this matter. Please note that the costs incurred include strata survey fees, application charges, architect fees etc directly incurred by Liquidators.

iv)    The charges does not include legal cost, stamp duty etc.

ANNUAL GENERAL MEETING 2015

Our Annual General Meeting (AGM) with be held on December 12, 2015 @ 2.00pm Saturday. As you probably know that the whole of Bay View Villas  had been re-painted  to give it a fresh look. In the meantime we look forward to reappointing a new Committee to continue with the rebuilding and maintenance of this resort. So make time to joint us during this AGM to further discuss and review how we have made progress thus far. Bring your family members along to see for yourselves the beauty of this place.
